How Do We Work
Once you have decided to have an ATHOM house built, our project manager will be your privileged interlocutor listening carefully to all your needs, requirements and dream features. He will then be the bridge between all the stakeholders and yourself.

First Contact

Meeting 1: You describe your project, the land you are looking for or that you already have, your needs and requirements. We review together the advantages of the ATHOM house and explain the key steps of the project. It will be the right time to ask all your questions

Plot of land
Real Estate Consultant
You don't have yet the right plot and you would like us to take care of it? We will help you find the perfect fit. Once your wishes and location are validated, we select options matching your criteria and you give us your feedback. Once you have confirmed interest for one or two options, we study the urbanistic feasibility study to find out if the land is suitable to receive your project and if all of the legal documents are up-to-date to ensure you can buy with confidence

Topographic Survey
Project Manager
Any project begins with an evaluation of the land and you will be asked for a topographic survey. If you don´have one, we will take care of it

Feasibility Study

Meeting 2
With all the legal documents of the plot, the topographic survey, the onsite visit we make, and the analysis of the urban plan, we crossed all this information with your project´s brief and your budget. We are able to present a full proposal

Study Contract

Meeting 3
If you agree with our proposal, it is time to sign the study contract which sets the outline of the project: the model and its adjustments, the estimated cost and the timeframe

Architectural Project

Based on our proposal, and its possible adjustments, the architects work on the final version of the project in order to prepare the documents necessary to submit the building permit

Building Permit Submission

Meeting 4
After your final approval, we submit the architectural project to the city council. Response time may vary depending on the volume of requests

Engineering Project
Architects, Engineers
This stage is a Portuguese specificity. In addition to the architectural project which has been already submitted, it is compulsory to file a technical permit called "specialties". For this, the team of architects works with the team of engineers to define the water, sewer, electrical, ventilation, heating, domestic hot water, and acoustic and thermal networks.

Choice of Materials and Equipment

Meeting 5
It is now time to select the interior finishes and the equipment. We have organized all references into 3 different styles, and you choose the references that suit you better or you give us your own selection.

Final costing
Builder
Once materials and equipment are selected, and the complementary works confirmed, we are issuing the final costing of your house.

Construction Contract

Meeting 6
Once all parties agree on final costing, we draw the final contract and the contractual documentation for your signature.

Construction Phase
Project Manager, Builder
Once the building permit has been accepted, construction can begin. Each week, a site meeting is held, and you will receive a report commenting the progress of the works.

House Delivery

The house is now completed and we organize an inspection meeting to verify that you are satisfied with the finishes. We proceed with utility connections and we take care of the housing license.
